Fire system maintenance contracts: what should they include?

What a clear contract covers: system inventory, visit frequency, reports, fault response and responsibilities.

Last reviewed: · 4 min read

A maintenance contract is not just paperwork for the licence file; it is what keeps systems working when needed. The Salamah service card lists a valid maintenance contract among the documents for many activities.

Essential elements

  • A clear inventory of every system covered
  • Visit frequency for each system, and its basis
  • A written report after every visit
  • How faults are reported and the agreed response time
  • What is included and what is priced separately (e.g. spare parts)
  • Owner duties: access, reporting, no unauthorised changes

Warning signs

A contract with no system inventory, no visit reports, or a price out of line with the systems involved rarely does its job.
